1. Where It Is

Schaefer Ranch sits in the hills at the west end of Dublin, where Dublin Boulevard runs out toward open space. It's a newer, master-planned neighborhood, built in phases by different builders. One of them, Standard Pacific Homes, opened The Summit at Schaefer Ranch in 2012. Many homes look out at the hills, and some back right up to open space.
2. Trails Out Your Front Door

Right next to the neighborhood is the Dublin Hills Regional Open Space Preserve, about 654 acres of grassland and oak woodland run by the East Bay Regional Park District. A segment of the Calaveras Ridge Regional Trail starts near Schaefer Ranch. It's open to hikers, bikers and horseback riders, and the park district lists it as kid-friendly. The staging area is just east of Dublin Boulevard and Marshall Canyon Drive. October hours are 8 a.m. to 5:30 p.m., and they change with the season. Park page

4. Getting Around

Living up in the hills doesn't mean a long trip out. From Schaefer Ranch Park, the West Dublin/Pleasanton BART station is about 3 miles east on Dublin Boulevard. That's an easy way to get to San Francisco or Oakland without driving. I-580 runs along the bottom of the hills, and I-680 is just past BART. Grocery runs and downtown Dublin are a short drive down the same road.
5. What Sets Home Prices Here

No two Schaefer Ranch homes are priced quite the same way. Three things move the number most:
Section and builder. The neighborhood went up in phases, so floor plans, finishes and lot sizes change from one section to the next.
The lot. A home that backs up to open space usually sells differently than one that faces another street.
The view. Higher up the hill, the views open up, and buyers notice.
If you're comparing homes here, compare like with like: same section, similar lot, similar view.
